Safe Buying Environment

time consuming and sometimes risky process. Having Experienced this

be accredited to offer a Safe Buying Environment which ensures our clients
are fully protected so they can make the most of their time and place in
Spain.
What is the Safe Buying Environment?
The Safe Buying Environment is an independently monitored system that ensures clients are protected when they look to purchase a
property overseas.
Time and Place Espana are fully accredited and work toward
and in conjunction with strict and documented guidelines specifically
designed to ensure that would be buyers are not only buying safely but are
treated fairly, additionally we adhere to the legal requirements as set out
in decree 218 as implemented by the Junta de Andalucia in 2006 as a measure
to offer a higher degree of consumer protection.
Under decree 218 an agent in Spain must obtain the following information and
have taken such steps and due diligence to ensure that any property they
market is legal. Information to be sought and/provided under decree 218 is:

Sale Price of the property being marketed

Property details (measurements, utilities etc)

Plot details (as above)

Copy of the Title deed
-
Property Sale agreement (if new build)
-
Nota simple/Escritura
-
1st Occupation Licence
-
Copy of IBI statement
-
Plus Valia statement
-
Proof of Urb fee payments
-
Copy of latest utility bill
But the Safe Buying Environment takes this a step further. Not only
does it adhere to decree 218 it also dictates the following:
- The Agent must at all times act in the best interests of the BUYER
- NO HARD SALE
- Upon deposit placement the buyer is offered a 7 day cooling off
period
- Deposit fully refunded if buyer pulls out for whatever reason during
cooling off period
- Documentation as above must be produced within 14 days and made
available to buyers legal representative
- Property Survey/structural defects, land and neighbouring disputes
can be undertaken at the buyers request.
